Soho Apartments

This complex inner-city project delivered by Holmes in Taranaki Street in Wellington incorporated 326 Apartments, a Building Manager’s Office, five Retail Shops, Swimming Pool & Gymnasium, and one level of Carparking.

Holmes’ in-house teams delivered the concrete and carpentry trades. All other trades were sub-contracted and expertly managed by our project and site management team.

Technically challenging, this project included construction of four 15-storey towers on a 2-storey podium. The podium footprint covered the entire site, which itself had two boundaries facing local roads, and two abutting adjacent buildings. Throughout the project, keeping the public safe was a major consideration as the high-rise construction bounded the very busy Taranaki Street, and the very narrow (but also very busy) Egmont Street. A Tower Crane for the project was erected through the podium structure, adding to the site’s complexity.

The original programme was 24 months; however Holmes finished the project after an acceleration request from the client in 22.5 months. We provided solutions and value engineering to allow the programme and budget to be achieved without impacting quality.
