Pre-construction & Estimating / Early Contractor Involvement (ECI)

  • From day one we bring on board our construction expertise to help shape your project. Through Early Contractor Involvement (ECI), we partner with you and your design team to assess buildability, cost, procurement routes, and constructability risks before detailed drawings are finalised.

  • We provide transparent cost estimation (preliminary / schematic / detailed), value engineering opportunities, and material / methods research. This helps you make informed decisions about materials, finishes, structural systems, and construction methods in the early design stages.

  • Holmes maintains a carefully curated network of specialist trade partners: structural engineers, concrete specialists, specialist steel, joinery (including our in-house or partner joinery firms), glazing, cladding, mechanical & electrical services, seismic remediation specialists, etc.

  • We vet subcontractors not only for trade skill, but also reliability, safety record, capacity, and alignment with our values (quality, sustainability, communication). We ensure they meet our standards for workmanship, safety, and delivery.

  • We coordinate trade scheduling tightly - aligning specialist scopes, site logistics, access, and sequencing to avoid delays. In complex / fit-out / heritage or live-site projects, good subcontractor coordination is often the difference between smooth delivery and cost blowouts.

  • Holmes provides oversight and quality inspection for specialist work - verifying that specifications are met, tolerances are adhered to, and finishing is of the highest standard.
