Kāinga Ora Reynolds Street
Located in Taita, Reynold Street was delivered as a two-stage development for Kāinga Ora between August 2023 and January 2025. Stage 1 ran from August 2023 to November 2024, followed by Stage 2 from November 2024 to January 2025.
The development comprises 21 townhouses, including seven standalone units, five duplexes, and four terraced homes. Eight of these units were built to Full Universal Design standards, allowing for straightforward retrofitting into fully accessible homes. All units feature engineered timber construction.
The site, built on an old riverbed, presented its own unique challenges, particularly in regard to soil conditions. Holmes obtained a Winter Works permit from Greater Wellington Regional Council and undertook stabilising the site during Stage 1 works, which included removing a large quantity of topsoil and stabilise with hard fill. A full private access loop road was constructed parallel to Reynolds Street with carparking for each unit.
Originally, demolition works of Stage 2 were to be completed by a contractor appointed by the client. However, following negotiations with Kāinga Ora, Holmes and our nominated subcontractor completed the demolition works directly. This decision contributed to the project being delivery 3 months ahead of schedule, in January 2025 as opposed to April 2025.
Holmes completed all civil works for both stages, including earthworks, site preparation, internal roads, driveways, services and utilities, landscaping, and connections to utilities and services outside of the site boundary. Stormwater retention tanks were installed to alleviate further stress on the existing infrastructure. Each unit had its own private patio, carparks and landscaped garden; with two communal lawns as common area for the community.
