McAra Court is a completed community housing upgrade, delivered by the Holmes Waitaha team to improve the quality, accessibility, and longevity of existing homes.
Originally, the homes were showing their age. Interiors were dated and worn, layouts felt tight, and outdoor areas lacked definition. While the fundamentals were there, the spaces weren’t supporting residents the way they should.
This project was more than a cosmetic refresh. The works involved significant demolition and rebuilding across the site, including removing the entire existing roof structure and rebuilding it from scratch. The existing garage and landscaping were demolished to make way for a more functional and cohesive environment.
Internally, the team rebuilt all new internal walls and completely redid the in-slab drainage throughout the development. The buildings were fully reclad, with eight different wall section details incorporated across the project to achieve the required performance and detailing standards.
The upgrade also involved complex inter-tenancy and fire-rating works, alongside asbestos removal, requiring careful planning, sequencing, and coordination throughout construction.
Across the site, homes have been refurbished to provide brighter, more efficient interiors. Kitchens and bathrooms have been upgraded with simple, durable finishes designed to handle everyday use. Accessibility was a key driver, with features such as level access, wider circulation spaces, and support fittings incorporated where needed.
Externally, the improvements are just as important. New landscaping, defined pathways, and timber screening create safer, more usable outdoor areas while giving residents a greater sense of privacy and ownership. The result is a cleaner, more cohesive environment that feels considered and cared for.
